It depends on scope. Cosmetic work (paint, skim coat, flooring refinish, fixture swaps like-for-like) typically does not require DOB permits. Layout changes, new plumbing locations, electrical service upgrades, and structural work usually do.
Tip: co-ops may require board approval even for non-permit work. We’ll flag what’s permit vs board-only during the site visit.
Most boards respond in 2–4 weeks if submissions are complete. Elevator reservations and work-hour windows often add scheduling constraints. We submit clean packages to avoid rejections and keep your start date intact.
